Purchasing a home is probably the largest investment that any of us will ever make. Also purchasing a home in the current Winnipeg Real Estate market can be overwhelming, particularly if you are a first time buyer or have not purchased a home in the past 5-7 years. The market has changed significantly and in the past 5-7 years it has become a “sellers” market.
In my 24 years as a Realtor I have read and heard of more complaints by buyers in the past few years than at any previous time. Most complaints come from the buyers not fully understanding the market place, the buying process and because some Realtors are not taking the time to educate buyers.
As stated this is likely the largest investment you will ever make. So, what are you doing to protect yourself and your investment? There is much you can do. The Manitoba Securities Commission has brought down numerous directives in the past few years to protect buyers, there are also numerous clauses that can be placed into an offer on behalf of a buyer to protect you and your investment. How do you deal with multiple offers? How can your financing be finalized prior to an offer? How big should the deposit be? Do we need a survey or title insurance? Home inspection or Sellers Property Condition Statement? What’s a chattel and does it work? These are just some of the items to consider in an offer, not to mention the items to consider when viewing a home.
I have developed a concise Home Buyers Guide that will outline the entire buying process, from looking at the listings, to making an offer, right up to and beyond moving into your new home. It clearly outlines what you as a buyer and with the assistance of a Realtor can do to protect yourself and your investment when you are buying a home.
