Selling a Home

 

As a home buyer who currently owns a home there are essentially three ways to move forward. The first is to sell your home and then purchase another. The second is to purchase a home now and then sell your current home. The second scenario requires that you be in a financial situation where you can carry the financing on both homes until you sell your existing home. The third scenario is when you find a home that you are interested in purchasing and then make an offer on that home “subject to the sale” of your existing home. This third scenario is rarely seen in the current market place. I can assist you in either selling first or buying first. 

 

As a seller you are probably aware the Real Estate market in Winnipeg over the past 7-10 years has been very buoyant. Prices have more than doubled in that time driven by record low interest rates and very good economy. Most homeowners have accumulated a great deal of equity in their homes. In conclusion, there has never been a better time to sell your home for the most money possible.

 

Achieving top dollar for your home when selling is important but not everything. Most home owners find the process of selling a home in this market intimidating and stressful.   • Discuss most important features of the home from your prospective

 

  • Automatically input the listing into Winnipeg Realtors and the MLS ( Multiple Listing Service). If before 11:00 a.m. Monday it will appear in Real Estate News the following Friday with a picture ad for the particular area.

 

  • Place home on MLS.ca, WREB website, RealEstateBook.com, Sutton.com, brendemorgan.com web pages and E:MAIL to SUTTON GROUP offices throughout Canada.

 

  • Scatter ad in Free Press or Sun “House for Sale”. Immediate ad for fast response with ongoing ads in The Real Estate News and other print media.

 

  • Place a SUTTON GROUP for Sale sign on home.

 

  • Prepare a custom highlight sheet on the features of your home. Distribute to other SUTTON GROUP offices and also other Real Estate Offices in the appropriate areas.

 

  • Go over my list of qualified purchasers for buyers that may require your type of home.

 

  • The first mutually convenient Sunday I will hold a “Public Open House” with advertising in Free Press, Sun or Real Estate News.

 

  • Make the immediate neighborhood aware your home is for sale. They will inform their friends or relatives who may be waiting to move to your area.

 

  • In addition, I place additional advertising when effective: I have very liberal policies on        advertising.

 

  • I follow up on all showings with other agents and potential buyers.

 

  • I will communicate all activity to you weekly or more often if you like.
